Bluestone Real Estate Services invites applications for a full-time On-site Porter. Bluestone Real Estate is a leading association management company dedicated to providing exceptional service and enhancing the living experiences of our residents. As an On-site Porter, you will oversee the day-to-day maintenance of a Bluestone-managed community association. You will ensure the efficient maintenance of all aspects of the property, systems, vendor management, and maintain good relations with residents of the community.
This position is located at The Henry Condominiums in downtown Portland. The position is typically Monday-Friday but can involve other days and hours. The position may be expected to respond to after-hours emergencies.

General Duties
Daily Exterior Maintenance:
- Check the outside perimeter of the building, including the loading dock and garage area (if applicable), for any urgent messes.
- Ensure trash rooms are clear; alert maintenance/community manager or concierge if trash pickup is missed.
- Keep trash receptacles outside the property neat and tidy.
- Perform leaf removal on sidewalks and clean up litter, cigarette butts, gum, and pet waste daily.
- Empty garbage cans on all residential floors and in designated areas.
- Vacuum residential hallways, walk-off mats, and elevator mats.
- Clean elevator floors and glass entry doors.
- Empty trash recycling bins at mailboxes and clean restrooms.
- Disinfect high-touch surfaces such as mailboxes, door handles, and elevator buttons daily.
- Clean elevators with stainless steel cleaner at least weekly.
- Spot clean carpets and dust surfaces in the lobby and residential floors weekly.
- Dust baseboards, mop electrical rooms, clean bike room, and wash/clean recycling carts and compost carts as needed.
- Report any building damage promptly.
- Clean and organize storage rooms, lobby floors, and signs on the perimeter of the building weekly.
- Mop lobby floors and clean trash chute doors regularly.
- Perform spot painting, pressure washing, and light bulb replacement as needed.
- Assist onsite maintenance/Building operator with small projects as required.
- Perform snow removal and spread ice melt around the property as needed during winter months.
Required Qualifications
- High school diploma or equivalent.
- Previous experience in janitorial or maintenance work preferred.
- Ability to prioritize tasks and work efficiently in a fast-paced environment.
- Strong attention to detail and commitment to cleanliness and safety.
- Physical stamina and ability to lift heavy objects and perform repetitive tasks.
- Knowledge of cleaning techniques, equipment, and supplies.
- Excellent communication and interpersonal skills.
