As a Property Manager, you will oversee the day-to-day operations of a portfolio of properties. You will ensure the efficient management of all aspects of the property, including maintenance, financial management and tenant relations.
The position is typically Monday-Friday but can involve other days and hours. The position participates in a rotating on-call schedule.
General Duties
The ability to sit, stand and walk is frequent. The ability to lift up to 30 lbs. is occasional.

General Duties
- Ensure properties are operating at peak physical and financial performance.
- Serve as a primary contact for a wide range of tenant and property service issues, fostering positive relationships and addressing concerns promptly and professionally.
- Assist in ensuring the properties are well maintained, clean and aesthetically pleasing at all times.
- Coordinate 3rd party vendors to complete tasks as needed at properties.
- Correspond with ownership on a regular basis regarding their property.
- Authorize, create and/or assign tenant maintenance requests and ensure their satisfactory and timely completion.
- Coordinate vendor service calls and meet vendors onsite as needed, ensuring the properties receive proper care.
- Review invoices for portfolio; track completion of work orders and request invoice revisions as needed.
- Respond to emergency calls after hours, as requested.
- Report accidents and emergency situations immediately and complete the incident report.
- Perform weekly site visits to the properties assigned to you.
- Code and authorize invoice payments.
- Coordinate and monitor tenant-related correspondence.
- Track tenant delinquencies and send the proper collection/eviction notices.
- Maintain accurate information in property management system.
- Review monthly operating statements and prepare variance reports for property owner review.
- Prepare annual budget for each property assigned.
- Reconcile operating expenses and perform other accounting related duties.
- Perform other job duties as assigned.
- Minimum 2 years’ experience in commercial property management or related role. Residential management experience will be considered if multiple properties were managed at once.
- Ability to set priorities, manage time to meet deadlines, organize tasks and projects.
- Works well individually or as a part of a team as projects require.
- Excellent customer service skills.
- Strong communication skills (written and verbal), including the ability to use tact and diplomacy in sensitive situations, while maintaining confidentiality.
- Proficient use of computer software, including Word, Excel, and Outlook.
- Valid Driver’s License and reliable transportation.
- Ability to join after hours on-call rotation.
- Experience with or ability to learn property management software program, such as AppFolio.
- Minimum 1 year experience managing people.
- Knowledge of landlord-tenant regulations.
- Accounting experience.
- Project management experience.
- Licensed broker in Oregon and/or Washington.
